Rather than falling in love I think it’s more like his curiousity was piqued with the comfort he felt whenever he has physical contact with her. Most people associate or confuse ease and comfort with affection or love. In his case, he is attracted to the relief (from the pain) she brings him.
But well, love has to start somewhere.
Also, maybe it’s from all the other stories with the same set up and mentality the fl have and it’s so early in the story but ? I’am already starting to get irritated with the “I’am not deserving” “I’am not the one he really loves” as if she’s empathic and feels his emotions.
As if it’s not so so SO obvious right from the get go, the very first chapter, the first meeting, literally half a year before the start of the novel that it’s no longer strictly following the ✨original✨

I agree with @kimidimi. the whole story has already changed, in this case because the boy is still alive. but falling in love with the original FL is written in stone. and this “I doesn’t deserve it” either, well then give the things back in the worst case as soon as the contract is fulfilled. and also this “I’m just the fake fiancé”, what does that have to do with it. I find that annoying at times.
especially since before you took over the person, they reacted differently and did things that bothered the man and he therefore never wanted anything from them. but since you are the person now and act differently, this behavior is gone, which is why the man maybe then falls in love (is not the case here in the story, but is the case for most of the others)
